APARTMENT WITH A BROKER
In November, We decided to list our apartment with a broker. We signed them up for 3 months. So far we have had 2 offers. One without the broker and one with. In both cases the amount we would walk away with is the same. He better sell our apartment in the next 3 weeks. Because we will not be listing with him again.
I think NYC apartment seekers are smart. You no longer need a broker if they are serious about buying. And if they need a broker - it's not our apartment they are looking for.
Our apartment target is a couple who may want a child or have a dog. They have/had a small apartment and sold it recently and are sitting on cash. It's an apartment for 5 years and then you move.
The market has picked up. 20 people are showing up to open houses. In October it was 10.
